Terms & Conditions
The ground rules for using this site and talking to us. The part that matters most: we are buyers, not licensed agents, and no number is real until it is in a signed contract.

01By using this site you accept these terms
This website, sandiacrestholdings.com, is operated by Sandia Ridge Holdings LLC, a limited liability company doing business as Sandia Crest Holdings. By browsing it, calling, texting, emailing, or chatting with us, you agree to the terms on this page. If you do not agree, please stop using the site and do not send us your information. If you are using this site on behalf of a company, trust, partnership, or estate, you confirm that you have the authority to accept these terms for that entity.
02Who we are — and what we are not
Sandia Ridge Holdings LLC is a real estate investing company. We buy properties with our own funds and resell or assign them. That is a buyer's role, not an agent's role.
We are not licensed real estate agents or brokers in New Mexico or anywhere else. We do not list properties for sale, we do not represent your interests, we do not owe you the duties a licensee owes a client, and nothing on this site should be read as legal, tax, insurance, or financial advice. Before you sell, we encourage you to have your own attorney, accountant, or licensed agent look over your situation — that person works for you, not for us.
03Using the website responsibly
You may use this site to learn about selling a property to us and to reach out. You agree not to:
- Post or transmit anything unlawful, threatening, defamatory, or hateful.
- Impersonate another person or entity, or send us information about a property you have no right to sell.
- Copy, scrape, or automatically harvest the site's content or contact details, or use automated tools to place orders, register accounts, or flood our systems with requests.
- Interfere with the site, probe it for weaknesses without permission, or introduce malware.
- Use our name, branding, or marketing materials to advertise your own services without written permission.
04Nothing on this site is an offer
The pages, numbers, examples, and FAQ answers here are general information about how we work. They are not an offer to buy your property, not an appraisal, and not a promise of a price. Comparable-sale figures, tax figures, and closing-cost estimates you may read or see quoted are rough, drawn from public sources, and can be out of date.
Prices are only ever set by a written purchase agreement signed by both sides. Until that exists, either of us can walk away for any reason.
05How our offers work
If you ask us for an offer, understand these points before you accept one:
- An offer we give you — by text, email, chat, or in person — is an informal expression of interest. It is not a contract and does not bind us until a written agreement is signed.
- Any offer is conditioned on our review of the title, a physical inspection of the property, surveys and municipal records where they apply, and the absence of undisclosed liens, code violations, or environmental issues.
- We may assign our rights under a signed contract to an affiliated company or a third-party buyer. The terms you agreed to still apply, but the party at the closing table may not be us.
- A cash offer is priced below full retail. That gap pays for repairs, carrying costs, closing costs, and the risk we take on. We will tell you plainly when we think listing with an agent would net you more.
- Closing dates are targets we aim to hit — typically 14 to 45 days — and can move for reasons outside either party's control, including title and escrow delays.
06What you promise us
When you work with us, you represent that the information you give us is accurate to the best of your knowledge; that you own the property or have legal authority to sell it (as an owner, executor, trustee, power-of-attorney holder, or similar); that you will tell us about liens, back taxes, HOB or HOA balances, tenants, code violations, pending litigation, and known defects; and that you are not relying on us for legal, tax, or investment advice. A material misstatement lets us withdraw an offer or renegotiate, and may make you responsible for costs we incurred in reliance on it.
07Contacting you
When you send us a phone number or email address, you agree that we may reach you at those details about the property you mentioned, including by phone call, text message, and email. You can tell us to stop at any time and we will honor it, except where we must contact you about a contract already in place. Message and data rates may apply from your carrier, and we do not charge for our own messages.
The chat window on this site is operated by LeadConnector, a third-party platform, so your chat is subject to their terms and privacy policy as well as ours.
08Links to other sites
We may link to county assessor pages, title companies, utility sites, or other resources. Those sites belong to someone else. We do not control them, we are not responsible for their content or practices, and a link is not an endorsement.
09Who owns what on this site
The text, layout, design, logos, and graphics on sandiacrestholdings.com belong to Sandia Ridge Holdings LLC and are protected as our property. You may print or share a page for your own use in deciding whether to sell. You may not republish, sell, or reuse our content, or present it as your own, without our written permission. Anything you send us in a conversation stays yours — we are simply asking to use it to evaluate and, if we get there, buy your property.
10No guarantees
The site is provided as it is and as it is available. We aim to keep it running and its information current, but we do not warrant that it will be uninterrupted, error-free, or free of harmful components, and we do not guarantee any particular outcome — whether you receive an offer, what that offer will be, or how long a closing will take.
11Limitation of liability
To the fullest extent the law allows, Sandia Ridge Holdings LLC — along with its members, managers, employees, and contractors — is not liable for indirect, incidental, special, or consequential damages, or for lost profits, arising from your use of this site or from a conversation with us — even if we were told something might go wrong. Where the law sets a floor on what can be disclaimed, that floor applies. Nothing here limits liability that cannot lawfully be limited.
12If you cause a problem
If you breach these terms, or if your use of this site or the information you send us gives rise to a claim against us, you agree to cover our reasonable costs and losses arising from that claim, including legal fees.
13Your other obligations
Selling property carries duties that belong to you, not to us: paying taxes and assessments, satisfying liens, disclosing what you know under New Mexico law, handling tenant issues, and meeting any court or probate requirements. We are happy to work alongside your professionals, but we cannot tell you what those obligations are.
14Changes to these terms
We can update this page whenever the business or the law changes. The date at the top shows the last revision, and the version posted when you contact us is the version that governs. We will not apply a new version retroactively to a transaction already under contract.
15Governing law
These terms are governed by the laws of the State of New Mexico, without regard to its conflict of law rules. Any dispute arising from this site will be handled in the state or federal courts located in New Mexico, and both sides consent to those courts. If any part of these terms is found unenforceable, the rest stays in effect.
