Privacy Policy

Short version: this site collects nothing on its own. We only learn about you when you call, text, email, or open the chat window — and you can ask us to forget it at any time.

01Information you choose to give us

This site is operated by Sandia Ridge Holdings LLC, a limited liability company doing business as Sandia Crest Holdings. This page explains what happens to anything you share with that company.

This website has no forms that submit information. The only way to send us something is to start a conversation yourself: call or text (505) 910-0930, email jamesestevantorres@gmail.com, or use the chat window in the corner of the screen.

When you do, you decide what to share. Most conversations end up including a name, a phone number or email address, the address of the property you are thinking about selling, and a few details about its condition, title situation, and how soon you need to close. None of that is required to look around this site, and you can hold back anything you would rather not say.

Please do not send us documents or numbers you would not want repeated, such as a Social Security number, a bank account, or a copy of your ID. We ask for those only later, through a title or escrow company, when there is a signed contract behind them.

02The chat window is run by someone else

The chat window on this site is not built or hosted by Sandia Crest Holdings. It is a widget supplied by LeadConnector (widgets.leadconnectorhq.com), a third-party customer-relations platform. Anything you type into that window is transmitted to and stored on their servers before we read it, and LeadConnector may set its own cookies or similar technology in your browser and collect information under its own privacy policy.

We do not control LeadConnector's servers, their retention period, or their policy, so read that policy before typing anything sensitive. If you would rather not have your conversation pass through a third party, call or email us instead — the result is the same, and the message goes straight to us.

03What we do with what you tell us

We use the information in a conversation for the purposes you would expect:

  • Answering your question and sending you a written cash offer if you want one.
  • Reviewing the property — its address, condition, taxes, liens, and comparable sales — to decide what we can pay.
  • Scheduling a call, a walkthrough, or a closing, and keeping records of what was agreed.
  • Following up once about the property, unless you tell us not to. We do not add you to a marketing list.

04Who else may see it

If you decide to sell to us, your information is shared with the people needed to move the sale: a title company, an escrow or closing agent, and occasionally an affiliated buyer we assign the contract to. Those parties have their own legal duties and their own privacy practices.

We may also disclose information when we are required to — for example in response to a valid subpoena, a court order, or a request from a law-enforcement agency — or to protect our rights or the safety of others. Beyond that, we do not share your information.

05What we do not do

We do not sell your personal information, and we do not rent or trade contact lists. We do not run advertising trackers on this site, we do not ask you for a password or an account, and no payment card or bank details are ever collected here.

We are also not a licensed brokerage, so we are not holding your information as a listing agent would, and we are not bound by brokerage record-keeping rules.

06How long we keep things

Conversations we have with you — texts, emails, chat transcripts — stay in our records while we are working with you and for a reasonable time afterward, in case you come back with a question or a deal needs to be reopened. If a sale closes, the closing file itself is kept for the period our accountant and attorneys advise us to keep it.

Conversation history held by LeadConnector is kept on their schedule, not ours, and you can ask them directly about it.

07Your choices

You stay in control of the information you send us. You can:

  • Ask us what we have on file for you.
  • Ask us to delete it or correct it.
  • Tell us to stop contacting you, and we will — except where we must reach you about a signed contract.
  • Skip the chat window entirely and use the phone or email, which avoids LeadConnector altogether.

Send any of those requests to jamesestevantorres@gmail.com or (505) 910-0930. We may need something small to confirm the request came from you, such as the phone number we have been using to talk.

08Keeping it safe

We keep records on password-protected accounts and do not share them casually, but no method of sending a message is perfectly secure. Email and text in particular can be intercepted, which is why we ask you not to send sensitive documents that way. If you think something has gone wrong, tell us right away at jamesestevantorres@gmail.com and we will look into it.

09Children

This site is written for adults dealing with property. We do not knowingly collect information from anyone under 18. If you believe a minor has sent us something, contact us and we will remove it.

10If this policy changes

We may update this page as the business or the tools we use change. The date at the top of the page shows when it was last revised, and the version posted here is the one that applies at the time you reach out.
