The process

Three steps from first call to funds in your account.

No showings, no open houses, no waiting on a buyer's financing to fall through.

01

Tell us about the property

Fill out the form or call. We ask about the address, condition, occupancy, and what your ideal timeline looks like. It takes about five minutes.

02

We review and make an offer

We pull local comparable sales, estimate repairs, and walk the property (in person or over video). You get a written, no-obligation cash offer — typically within 24 hours.

03

You pick the closing date

If the offer works, we open escrow with a New Mexico title company. They handle the paperwork and wire your funds. Close in as few as 7 days, or later if you need time.

Common questions

Straight answers up front

Is the offer really no-obligation?
Yes. You can take the offer, negotiate it, or walk away. There is no listing agreement and no fee for getting a number.
Do I need to clean or repair anything?
No. Leave what you don't want — furniture, junk, whatever. We buy as-is and handle the cleanout ourselves.
What costs come out of my proceeds?
No commissions and no repair credits. We cover standard closing costs; any existing mortgage, liens, or back taxes are paid off through escrow.
Are you the ones actually buying?
We are real estate investors. We buy properties directly and we also assign contracts to a vetted network of local buyers when that gets you a better price or faster close. We'll always tell you which is happening.
What if my house is occupied by tenants?
That's fine. We buy tenant-occupied properties regularly and work through lease terms as part of the transaction.
